Nad Al Sheba Gardens Phase 7: the infrastructure behind 272 new homes
2 min read
Meraas announced on 24 September 2026 that GCC Contracting has been appointed for a nearly AED1 billion construction package at Nad Al Sheba Gardens Phase 7. It covers 272 homes: 130 villas with four to seven bedrooms and 142 three-bedroom townhouses. The developer says work has started and anticipates completion in the second quarter of 2028.
The scope also includes pool houses, utilities and infrastructure. Those less visible parts of the announcement deserve attention alongside the homes themselves. An expected completion date describes the developer’s current programme; it does not establish an individual household’s move-in date.
For anyone following a growing neighbourhood, begin by separating the private home from the shared setting. A floor plan can explain room sizes and circulation inside. To understand an ordinary day outside, trace the route from the front door to a vehicle, a footpath and the nearest place you would actually use. These are questions to explore, rather than features confirmed for a particular plot by this announcement.
Ask how different parts of the area fit into the delivery programme. Which access routes will serve the phase? What information will be available about utility connections? How will residents reach shared spaces while work continues elsewhere? A useful answer identifies the relevant phase and update date. A general community illustration cannot resolve those details on its own.
Walking routes deserve their own look. Consider whether the route feels direct, where shade would matter and where pedestrians would cross vehicle movements. The most attractive route on a model may serve a different purpose from the one used for school mornings, deliveries or evening walks. Assess the journeys your household makes regularly.
Keep a short record of the questions and the documents or official updates that answer them. That makes later construction news easier to interpret without confusing a community-wide promise with the scope of a single phase. The practical value of this announcement is its named contractor, defined package and stated programme; the next updates can add detail to that picture.
