Dubai Holding Real Estate announced a partnership with ADCB on 15 September. Eligible buyers in Palm Jebel Ali, The Acres and Nad Al Sheba Gardens can access financing once they have paid 50% of the property value to the developer, irrespective of construction progress.

The release describes a different route for other Nakheel, Meraas and Dubai Properties communities: financing is linked to prescribed construction milestones. The three named communities should therefore not be treated as shorthand for every project in the portfolio.

Two percentages can describe very different things. The share of a purchase price already paid belongs to the buyer’s payment record. The share of construction completed belongs to the project’s delivery record. Keep both on separate lines when collecting information about a home.

Before relying on the announcement, ask the bank to confirm whether the exact project and unit fall within the arrangement, what evidence of payments it needs and which eligibility requirements apply. A partnership announcement alone does not establish that an individual application will be approved.

Request a written illustration covering the available amount, repayment schedule, total fees, rate period and what happens after that period. Compare those figures with the developer’s remaining payment dates. If a detail is unclear, resolve it with the bank and developer before changing an existing commitment.

This article explains the announcement rather than recommending a mortgage or assessing suitability for a particular buyer. The cover is an original conceptual illustration; it is not a bank approval document or an image of one of the named developments.
